Oman is the latest attractive destination on our investment map. It is not yet fully discovered, unlike Sharjah or Umm Al Quwain. It is not as crowded as Dubai, although here too we find hubs for international business. This is a peaceful, authentic corner of the Arabian Peninsula that could become an investment Eldorado at any moment. The real estate market in Oman is just entering a phase of dynamic development – which, of course, means attractive prices and high rates of return!

Real estate in Oman – conditions for investors

Property prices in Oman are significantly lower than in Dubai or Abu Dhabi, while the quality of finishes is comparable to the UAE. The Sultanate offers a stable economic environment, a high standard of living, and a relaxed pace of life. The country is investing in the development of infrastructure, ports, airports, and the tourism sector. Sound interesting? If so, we should add that Oman also surprises with its nature, wonderful people, and attractive purchasing conditions for investors.

Oman is increasingly being called the "new alternative to Dubai." ITC (Integrated Tourism Complex) projects play a key role in the market. These are special investment zones where foreigners can purchase properties on a freehold basis. It is in these locations that the most attractive apartments in Oman, luxury villas, and resort complexes are being built.

Purchasing a property worth less than 200,000 OMR (approx. 2 million PLN) provides a 2-year residence permit, which can be renewed as long as the property in Oman remains in the foreigner's possession.

Purchasing a property in Oman for a minimum of 200,000 OMR allows you to obtain a residency permit for up to 10 years.

To purchase a property in Oman, an investor must be at least 21 years old, in good health, and possess a clean criminal record.

Sounds too good to be true? So, what about property tax?

Property tax in Oman

One of the greatest advantages of investing in this country is its very friendly tax system. Real estate in Oman is not subject to an annual property ownership tax, which significantly lowers the costs of maintaining an investment. The only standard fee upon purchase is a one-time property transfer fee, which is approximately 3 percent of the property's value. This makes investments in Oman particularly attractive for those looking for a stable market with predictable costs and high long-term growth potential.

Muscat – the heart of investment in Oman

The capital of Oman is a natural economic hub and the most important market for investors. Muscat is a city that never fails to impress. On one hand, it boasts modern infrastructure that would rival the Emirates. On the other, it offers traditional architecture, mountains, and views of the Gulf of Oman. Investing in Muscat is a great choice, whether for tourism and recreation or for securing and growing your capital.

Among the many interesting developments, those built by one of our partners, Orascom Development, stand out. Known for delivering remarkable projects in the world's most beautiful locations, properties under this brand are designed to be attractive for vacation rentals while ensuring a high standard of living for the primary investor. Prime locations, lush greenery, modern design, user-focused layouts, and rapid value appreciation—these are just a few of the common denominators of the properties in Muscat developed by this company!

Salalah – a tropical investor's paradise

If Muscat is the economic heart, Salalah can be called Oman's most exotic region. Located in the south of the country, the city is famous for its unique climate. Most of us associate the Arabian Peninsula with desert or semi-desert terrain, but Salalah is different—it is full of green landscapes and beautiful, wide beaches.

During the monsoon season, known as khareef, the region transforms into a green oasis. You will find scenery here that is truly atypical for this part of the world. It is no wonder that apartments in Salalah are in such high demand among both investors and tourists. Growing tourism traffic makes investments in Salalah offer a high rate of return.

A secure future for investments in peaceful Oman

Oman does not even try to compete with Dubai in terms of skyscraper height or the pace of life. Instead, it offers something entirely different: authenticity, nature, stability, and peace.

For many investors, this is the greatest value. Apartments in Oman are increasingly being purchased by those looking for a secure investment, an escape from the noise of the metropolis, a second home by the ocean, or property in a country with a high quality of life.

The fact is, the investment story in Oman is only just beginning. And for investors who can spot the potential earlier than others, it can be an exceptionally rewarding investment journey. Let’s embark on it together—while Gregorek Real Estate isn't a travel agency, it is definitely worth clicking to check out the list of properties in Oman on our map!
