The United Arab Emirates was established in 1971 as a federation of seven monarchies: Abu Dhabi, Dubai, Sharjah, Ajman, Umm Al Quwain, Ras Al Khaimah, and Fujairah. Each of these emirates has its own ruler and is developing in a slightly different economic and investment direction.

For an investor, this means a vast diversity of opportunities. Real estate in the Emirates can mean luxury apartments in the heart of a global metropolis, a peaceful home by the ocean, or a dynamically developing tourism project. Dubai – a global hub for real estate investment

When it comes to the real estate market in the UAE, Dubai is almost always the first thing that comes to mind. And it’s no wonder. Investments in Dubai have long been known as a secure way to store capital. 

Dubai is a city-state (or more precisely, a city-emirate) covering approximately 4,000 km², accounting for just 5% of the UAE's total area. Dubai's population is constantly growing and currently stands at 4 million residents (the entire UAE has about 11 million). It is not without reason that this most densely populated Emirate concentrates global business on its small patch of land. 

The city attracts investors with its dynamic development, luxurious architecture, and huge demand for rentals. Real estate in Dubai offers some of the highest returns on the market – often at a level of 8 to 12 percent per year. It should come as no surprise, then, that the most prestigious investments in Dubai usually sell out in just a few hours.

Where to invest in real estate in Dubai?

Prestigious districts such as Dubai Marina and Downtown Dubai enjoy the greatest interest. This is where you will find apartments with views of the Burj Khalifa, luxury residences, and premium projects created by developers whose work you can find in our portfolio.

These include Sobha, Omniyat, and Binghatti. Incidentally, the latter has a reputation as the fastest developer in the UAE – finalizing new projects like a Bugatti Veyron speeding down the highway. Finally, we should add that Dubai is often referred to as the capital of the UAE, but this is not true – the actual capital is Abu Dhabi. 

Abu Dhabi – the stability and prestige of the capital

Abu Dhabi is the largest of all the Emirates – it covers an area of 67,340 km² (a full 86% of the UAE) and accounts for the majority of the country's oil resources. The Emirate has a population of just under 2 million, despite having an area many times larger than Dubai. The population density is therefore significantly lower, though still high enough to feel the atmosphere of a metropolis. 

Investments in Abu Dhabi are increasingly attracting investors looking for a stable market and long-term growth in property value. 

The real estate market in Abu Dhabi is developing more steadily than in Dubai, but many investors treat the capital as a safe place to park their capital. In recent years, more and more modern residential projects and luxury seaside complexes have been built here. These include investments carried out by the Sobha Group. 

Sharjah – the cultural capital and a cheaper alternative to Dubai

Sharjah is often called the cultural capital of the UAE. The Emirate places a strong emphasis on art, tradition, and educational development. At the same time, real estate in Sharjah attracts investors with significantly lower prices than in Dubai.

Apartments here can be 20 to 35 percent cheaper. This makes Sharjah an interesting option for investors looking for rental properties for employees and families working in Dubai. Investments in Sharjah are being carried out by, among others, DAMAC, a developer valued for its high quality of finish and attractive sales terms for foreign investors. 

Ajman – a small emirate with high ROI

Ajman is the smallest of the seven emirates, but its real estate market is developing surprisingly dynamically. A peaceful atmosphere, beautiful beaches, and affordable prices are making many investors start to notice its potential.

Small area, dynamic real estate market, broad development opportunities – will Ajman become the new Dubai in the future? Real estate in Ajman offers very attractive rates of return. Already, in some locations, ROI reaches levels comparable to Dubai, with a significantly lower entry cost. Popular investments can be found in areas such as Ajman Downtown and Garden City, so new offers will certainly appear in our search engine soon.

Ras Al Khaimah – the new star for investors

Ras Al Khaimah has been experiencing a real investment boom in recent years. The emirate is famous for its beautiful landscapes, mountains, and extensive tourism infrastructure. This makes it an excellent destination for those planning to purchase an apartment for recreational purposes. 

Property prices in Ras Al Khaimah are 30–50 percent lower than in Dubai, which attracts investors looking for dynamic value growth. Al Marjan Island is becoming particularly popular, with luxury resorts and new residential projects currently under development. It is on this island that the Wynn casino is set to be built, which will certainly further increase interest in the region. It is no coincidence that DAMAC and Richmind are already developing projects there, and other developers from our portfolio are planning to break ground soon.

Fujairah – nature, the ocean, and a relaxed lifestyle

Fujairah is the only emirate located entirely on the Gulf of Oman, directly on the Indian Ocean. The region is known for its beautiful coral reefs and excellent diving conditions. 

Real estate in Fujairah attracts investors looking for a quieter lifestyle and a connection with nature. The local sports and recreation industry is thriving here, with luxury hotels and serviced apartments being built. As hotel infrastructure develops, the investment potential of this region continues to grow. 

This makes short-term rentals an excellent way to quickly grow capital invested in the region. Alongside tourism, the local transport and logistics industry is also expanding. The "Fujairah 2040 Plan" includes the expansion of the port with new terminals, creating further investment opportunities in this emirate. 

Umm Al Quwain – a peaceful haven for investors

Umm Al Quwain is one of the least urbanized emirates in the UAE. The region has retained its traditional character and relaxed lifestyle, and is known for, among other things, its fishing and small ports.

Although the real estate market here is developing more slowly than in Dubai or Ras Al Khaimah, many investors see long-term potential in it. It is a place for those seeking peace, nature, and investments with significant room for future growth.
